What’s all that heavy equipment doing in the field next to Habersham Hardware in Clarkesville? Just a 72-unit apartment complex under construction…that’s all.
What has so far passed mostly under the radar of local residents, business people and news outlets, this major project has finally cranked up with the grading of the trees and demolition of the old house that sat vacant for years on the property.
According to Josh Thomason, Principal for Piedmont Housing Group in Roswell GA, the development will be known as Sutton Terrace, a workforce housing apartment community consisting of One Bedroom, Two Bedroom, and Three Bedroom units. The apartments will be located in three separate Three-Story buildings.

The facade of the buildings will be comprised entirely of brick and hardi-plank siding. The property’s amenities will include a playground, a community garden, and a clubhouse that includes a fitness center and a business center.
“The growth that Clarkesville and surrounding areas have undergone in recent years is hampered by the lack of housing availability for those who provide services essential for a growing community,” said Josh. “Our market analysis shows a great demand for quality workforce housing in Clarkesville.”
“We have received building permits from the City of Clarkesville and expect to commence construction in the next 30-60 days,” Josh elaborated. “We expect to complete Sutton Terrace by March 2022 and look forward to becoming an asset to the City of Clarkesville.”
